Leasing Out Your Zorlu Center Apartment: A Guide for Owners

Zorlu Center in Levazım, Beşiktaş attracts tenants who want a serviced residence close to the Büyükdere business corridor, with shopping, culture and hotel services on the same campus. For owners, this demand is an opportunity, but the result depends on how the apartment is priced, presented and managed. This guide sets out the steps we follow when we lease out an apartment at Zorlu Center. Tenants will find residence types and a lease checklist in our Zorlu Center lease apartments guide.

Set the rent with comparable units

Rent levels at Zorlu Center vary with the residence type, floor, façade, view, size and furnishing. Comparing your apartment only with the highest advertised rents leads to long vacancies. We compare it with units of a similar type and floor, and with what tenants are actually asking for, before recommending a figure.

Furnished or unfurnished?

Both furnished and unfurnished apartments come onto the rental market at Zorlu Center. Furnished apartments suit relocating executives and international tenants who want to move in quickly; unfurnished units suit families planning a longer stay. The decision shapes the tenant profile, the inventory and the maintenance you need to plan for.

Prepare the apartment

First impressions matter in this segment. Before marketing, we check the condition of the apartment, the appliances and the air conditioning, and recommend small repairs where they make a difference. Photographs taken at the actual floor show the view and the light honestly.

Choose the tenant carefully

A reliable tenant is worth more than a slightly higher rent. We look at the tenant's profile, the purpose and expected length of the stay, and whether the lease will be signed personally or by an employer. For a corporate lease, the company's details and the contact person should be clear from the start.

A clear written contract

The contract should set out the rent and payment dates, the deposit, the increase clause, who pays the residence dues and utilities, the inventory and the rules for use of the apartment. Under Article 342 of the Turkish Code of Obligations, the deposit for a residential lease may not exceed three months' rent, and for residential leases, increases at renewal are capped at the twelve-month average of the consumer price index (Article 344).

Managing the lease from abroad

Many Zorlu Center owners live outside Istanbul. In that case, someone needs to handle viewings, the handover with a signed inventory, meter readings and the day-to-day questions that come up during the lease. A routine agreed in advance keeps the relationship with the tenant smooth and protects the condition of the apartment.

Between two tenancies

Leases end, and the best time to plan the next one is before the current tenant leaves. Check the inventory at check-out, budget for small repairs and repainting, and update the photographs if anything has changed. An apartment that returns to the market quickly and in good condition loses less income between tenancies, and it keeps its position among the better-presented units in the project.
