Zorlu Center Lease Checklist: What Tenants Should Check Before Signing

Zorlu Center in Levazım, Beşiktaş is one of the addresses most often requested by executives, families and international tenants who want a serviced residence in central Istanbul. Before you sign a lease, it pays to look beyond the monthly rent. This checklist sets out the points we review with tenants before every Zorlu Center lease. For residence types, location and how to request current units, see our Zorlu Center lease apartments guide.

Know exactly what you are renting

The developer describes two groups of homes: Tower Residences, from 1+1 to 5.5+1 with usable areas from 117 m² to 735 m², and Terrace Residences with their own private terraces. Floor, façade and view vary from unit to unit, so ask for the exact unit, the floor and photographs taken from inside the apartment itself.

Monthly costs beyond the rent

In a managed residence, the monthly budget includes more than the rent. Clarify in writing who pays the residence dues (aidat), the utilities and any charges for parking or services. A recent dues statement helps you plan realistically.

Deposit and rent increases

Under Article 342 of the Turkish Code of Obligations, the deposit for a residential lease may not exceed three months' rent. For residential leases, increases at renewal are capped at the twelve-month average of the consumer price index (Article 344). Make sure the increase clause and the payment schedule are written clearly into the contract.

The owner and the contract

The person signing the lease should be the owner shown on the title deed or hold a valid power of attorney. Check the identity of the signatory against the title deed and keep a copy of both documents. If your employer is leasing the apartment for you, agree early whose name will appear on the contract.

Furnished apartments: the inventory

Many tenants at Zorlu Center look for a furnished apartment. In that case, a signed inventory with photographs at handover protects both sides. List the furniture, the appliances and their condition, and note the meter readings on the day you receive the keys.

Parking, storage and residence rules

The developer notes that residents have parking spaces matched to the number of rooms, as well as storage areas. Confirm which spaces and which storage unit belong to the apartment you are renting, and ask for the residence management rules on moving in, guests, pets and works inside the unit.

Questions to ask at the viewing

Which floor and façade is the apartment on, and what does the view look like from the living room? How old are the appliances and the air conditioning? Are any works planned in the building? Who manages the apartment on the owner's behalf, and how quickly are repair requests handled? Writing down the answers makes it much easier to compare two or three apartments side by side.

Viewings and timing

Well-presented units at Zorlu Center can be let quickly, and some owners prefer not to advertise publicly. Prepare your criteria before viewings: size, furnished or unfurnished, budget and move-in date. You can then decide with confidence when the right apartment comes up.

Send us your criteria and we will share the current Zorlu Center lease apartments we can verify, with photographs taken at the actual floor.
