Buying Luxury Real Estate in Istanbul from Abroad with an Expert Realtor
How an expert realtor helps you buy luxury real estate in Istanbul from abroad: a written brief, verified viewings, documents and power of attorney.
Many of our clients live outside Turkey: Turkish expats in Germany, foreign property owners and international investors. For them, buying luxury real estate in Istanbul means making a large decision from a distance. An expert realtor cannot replace your own judgement, but can give you reliable information at every step, so that the trips you do make to Istanbul are focused and productive.
Start with a written brief
A clear brief saves months. Set out your objective (own use, rental income or long-term holding), your budget, preferred areas, property type, the view and floor you expect, and your timing. A luxury real estate expert uses this brief to filter the market before sending you anything.
Remote shortlisting with verified information
Listing photographs often show the best room on the best day. Ask for photographs and videos taken at the actual floor, the direction of the main façade, the building's management and dues, and the parking allocation. A video call during a viewing lets you see the apartment, the building and the street in real time.
Documents before decisions
Before an offer, the title deed, zoning status and building documents should be checked. Foreign nationals can generally buy residential property in Turkey, and the purchase is registered in the buyer's own name at the Land Registry Directorate (Tapu Müdürlüğü). Eligibility depends on the buyer's nationality and on the location of the property, and a Turkish tax identification number is needed.
If you cannot be in Istanbul: power of attorney
If you cannot attend the title deed appointment in person, the transaction can be completed by a representative holding a power of attorney issued for this purpose. Turkish citizens abroad can usually arrange one at a Turkish consulate. Ask your adviser and a lawyer to check the wording before it is issued, so that it covers exactly what is needed.
Plan the viewing trip
When you do travel to Istanbul, the trip should be short and focused. Ask for a shortlist whose documents have already been reviewed, a schedule that groups viewings by neighbourhood, and clear answers on dues, parking and building management for each property. A property that does not pass the document check should be removed from the list before you travel, not after you arrive. Leave time to walk the street and the surrounding area, which no video can fully replace.
Negotiation and completion
In the premium segment, price is only one part of the negotiation. The payment schedule, handover date, furniture, parking and the condition of the property all belong in the agreement. An expert realtor coordinates these points with the seller, the land registry appointment and the handover, and keeps you informed in writing.
After the purchase
Owning from abroad continues after completion. Letting, furnished rental management, maintenance and a future exit all need someone on the ground. Planning them at the time of purchase protects the asset's value, and a short annual review of rent, condition and market value helps you decide when to hold, reposition or sell.
