Grade A Commercial Real Estate on the Büyükdere Corridor
Plaza offices as income assets: tenant quality, lease terms and long-term value.
The Büyükdere corridor is the main office axis on Istanbul's European side. We advise investors and owners on A and A+ plaza offices in Gayrettepe, Esentepe, Zincirlikuyu, Levent and Maslak, with a focus on tenant quality, income stability and long-term asset value.

THE CORRIDOR
Commercial Real Estate Investment in Istanbul: The Büyükdere Business Corridor
Büyükdere Avenue runs north from Gayrettepe through Esentepe, Zincirlikuyu and Levent to Maslak. Along it are many of the city's high-rise plaza office buildings and the head offices of national and international companies, connected by the metro line that runs beneath the avenue and by the main road network.
For an investor, a plaza office is primarily an income asset. Its value depends on the building's specification and management, the floor plate and, above all, the tenant: the quality and duration of the lease are as important as the address.
For owners, the key questions are how to keep the office let to a reliable tenant on sound terms, when to reposition or refurbish, and when a sale makes more sense than continued holding.
DISTRICTS
Where We Focus on the Corridor
Each section of the corridor has its own mix of buildings, occupiers and rent levels, so offices are compared within their immediate market.
Gayrettepe and Esentepe
Office towers and plaza buildings at the southern end of the corridor, close to residential Beşiktaş and Şişli.
Zincirlikuyu and Levent
The central section of the corridor, with high-rise office and mixed-use projects and a dense concentration of corporate occupiers.
Maslak
The northern business district, with modern office towers and mixed-use developments.
WHAT WE ASSESS
Grade A Office Investment Criteria
Before an office is bought, let or sold, we review the factors that determine its income and value:
- Building class and specification: A or A+ standard, technical systems, lobby and lifts, floor plate efficiency and parking.
- Management and service charges: quality of the building management and the cost borne by the tenant or the owner.
- Tenant and lease: tenant profile, lease length, rent review terms and the risk of vacancy.
- Competing supply: comparable offices nearby and the rents they achieve.
- Access and parking: metro and road connections, parking ratio and visitor access, which tenants weigh carefully.
- Exit liquidity: unit size, divisibility and the likely buyer base when the asset is sold.
