Prime Retail on Selected Istanbul High Streets
Street-level shops where frontage, footfall and the tenant determine value.
Street-level retail on established high streets is a small and closely held segment. We focus on Nisbetiye Avenue, Levent Çarşı, Nişantaşı and Teşvikiye, advising on the purchase, leasing and sale of street shops let to corporate tenants.

THE SEGMENT
Why High-Street Retail Is Different
A street shop is valued very differently from an office or an apartment. Frontage, visibility, footfall, the neighbouring tenants and the position on the street often matter more than the floor area. A corner unit or a shop on the busiest section of a street can command a very different rent from a unit only a few doors away.
On established high streets, supply is limited and good units rarely come to the market. Many are let to corporate tenants on longer leases, which makes the tenant's covenant and the lease terms central to the investment case.
For owners, the main tasks are keeping the unit let to the right tenant on sound terms, reviewing the rent as the street evolves and choosing the right moment to sell.

WHAT WE ASSESS
Street Shop Investment Criteria
Before a shop is bought, let or sold, we review:
- Frontage and visibility: the width of the shop window, the position on the street and pedestrian flow.
- Permitted use and licences: whether the unit can be used for the intended type of business.
- Tenant covenant and lease: the strength of the tenant, lease length and rent review terms.
- Rent level: the current rent compared with similar units on the same street.
- Building and service charges: the condition of the building, shared costs and any restrictions on signage or opening hours.
- Liquidity: how many buyers are likely to be interested in the unit when it is sold.
